What is SnapRoof?

SnapRoof is a company that is revolutionizing your rental experience. By providing all the tools you need to rent a property, we make your life easier, more secure, and we save you lots of time and money.

Is SnapRoof for renters or for landlords?

Both. The many features on SnapRoof provide convenience and cost-savings to both landlord and renters.

How much does it cost to use SnapRoof?

It doesn’t cost anything to sign up. Rental applicants purchase and manage access to their background reports. See Pricing for details. All other landlord and renter features are free.

How do I sign up?

It is easy. Click here. Once you sign up, you can browse the site. Upon second sign in, you’ll be asked to verify your email.

Is my information secure?

Yes. The safety and protection of your information is vital, especially in this era of identity theft. We have taken many measures to ensure protection of your information. 

  • In order to view a credit report, the identities of both the applicant AND the landlord are verified by Experian.
  • SnapRoof’s IT infrastructure is hosted by the market-leading ‘cloud-hosting’ company; strict security measures are in place on a 24/7/365 basis.
  • SnapRoof does not store your credit reports; reports are maintained by Experian and are ‘called’ when a user requests to view them.
  • SnapRoof conducts network testing on a regular basis to ensure security.

How can landlords save with SnapRoof?

Can I use SnapRoof even if I only have one rental property?

Yes. SnapRoof was designed for all property managers, including those that have single rental properties.

Is there a monthly or annual fee for using SnapRoof?

No. There are no subscription or recurring fees. Simply sign up and start using the SnapRoof tools.

Why should I create a property profile on SnapRoof?

Use the property profiles to do the following:

  1. Create a professional-looking Craigslist posting.
  2. Auto-generate a marketing flyer.
  3. Share your profile on social media sites.
  4. Manage applications from your rental applicants.
Can I invite applicants to apply to my property?

Yes. If you have email addresses of potential applicants, say from your open house showing, friends, or social network, you can invite them to directly apply through SnapRoof.

Where can I find submitted applications for my property?

All applications appear in your Online Applications section of your dashboard. They are organized by the property address.

What is the difference between applying to a property and online applications?

When you use the “List Properties” feature, you can manage your listing, marketing, and applications all through that property profile. When using the “Online Applications” feature, you are only using your account to receive and manage rental applications and the applications are not associated to a property address.

Is there a difference between the applications associated with a property and those that are not?

No. The applications are exactly the same.

Applicants have submitted applications to my rental property. How long do I have to view them?

Landlords have 30 days to view the application. Keep in mind, the applicant has the ability to rescind access at any time. And if you delete your property profile, access to any pending invitations will be lost.

What data is included in application?

The application has all the fields mandated by professional property managers including personal details, employment & financial history, and references. Applicants can also provide more details through various ‘comment’ fields, by attaching supporting documents and photos, and even by providing links to their social media pages.

Are background reports (credit, criminal, and eviction) included in the application?

For your convenience, the applicant has the option to attach the reports to the application.

How can I view my applicant's application?

Log in and, from your Dashboard, click on ‘Online Applications’. Your applicant's application will be waiting for you.

My applicant is not yet a SnapRoof user, how can invite him/her to join and apply?

Simply log in and enter your applicant’s email in the ‘Online Applications’ page. Your applicant will receive an invitation; he or she will then accept the invitation, complete the application, and then make it available to you.

I received an email invitation from my applicant to view his/her online application, what do I do next?

Accept the invitation and create a SnapRoof account. The application will be waiting for you on your ‘Online Applications’ page.

For how long can the applications be viewed?

Landlords have 30 days to view the application. Keep in mind, the applicant has the ability to rescind access at any time.

Do I need to be authenticated to view an application?

No, not to view the application. But you will need to be authenticated to access and view the applicant’s background report.

How can I get credit, criminal and eviction reports for my rental applicants?
  1. Log in and go to your Dashboard
  2. Select ‘Screen Tenants’
  3. Enter your rental applicants’ email addresses and invite them
  4. Return to ‘Screen Tenants’ and view
How much do landlords pay for credit, criminal and eviction reports?

Nothing. The rental applicants pay for their reports.

What data is included in credit, criminal and eviction reports?

The credit report, provided by Experian, contains all the information you expect – the VantageScore® credit score, employment history, and credit history. The criminal and eviction reports, provided by Contemporary Information Corp., provide an applicant’s history of any criminal activity or any past evictions that can be found in a multitude of records databases.

How can I view my applicant's credit, criminal and eviction reports?

Log in and, from your Dashboard, click on ‘Screen Tenants’. Your applicant's credit, criminal and eviction reports will be waiting for you.

My applicant is not yet a SnapRoof user, how can I get his/her credit, criminal and eviction reports?

Simply log in and enter your applicant’s email in the ‘Screen Tenants’ page. Your applicant will receive an invitation; he or she will purchase the reports and make them available to you. Return to your SnapRoof to view them.

I received an email invitation from my applicant to view his/her credit, criminal and eviction reports, what do I do next?

Accept the invitation and create a SnapRoof account. After verifying your identity (a one-time event), the reports will be waiting for you on your ‘Screen Tenants’ page.

How do I invite a potential renter to share his or her criminal, credit, and eviction reports?

It’s easy. Sign in and invite the applicant (or applicants) to purchase his/her reports by entering their email address. Once they accept and purchase their reports, they are available for you to review on your ‘Screen Tenants’ page.

For how long can the background reports be viewed?

Landlords have 30 days to view the credit report. Keep in mind, the rental applicant has the ability to rescind access at any time; perhaps because they find another place to rent.

How do I get authenticated so I can view a potential renter’s criminal, credit, and eviction reports?

It’s easy. Provide several pieces of information about yourself and answer four questions which only you will know the answers. The process is governed by Experian, is fast, and convenient.

Why do I have to get authenticated?

The residential rental market is full of scams and identity thieves. By authenticating yourself, you are ensuring that you are verified to view applicant’s credit and application information. The SnapRoof process helps ensure all its users are legitimate and safe.

Why are the identities of both the applicant and landlord authenticated?

The rental property market is full of scams. For the protection of both applicant and landlord, the identities of both are authenticated by Experian.

For how long is the authentication valid?

Once verified, the authentication is valid for one year. However, if you are inactive for a 90-day period, the user will be asked to re-authenticate himself/herself.

How many authentication attempts are allowed?

Three authentication attempts are initially allowed. If the user fails to correctly answer the authentication questions, he/she will be locked out for 24 hours. During this time, the user is encouraged to gather personal information that will help them answer the questions.

How do I create a customized lease or eviction document?

The document creation tool will walk you through a series of steps. At each step, you are asked questions and/or fill out fields on topics such as pet policy, utilities, and other lease terms. At the end of the process, you have a finished, downloadable Word and PDF document. Simply print and sign.

Can I edit my document after I create and download a version?

Yes. From the date of purchase, you have 30 days to access and edit your document. You can create and download as many versions as you desire.  

What information do I need to create my Agreement or Notice?

It depends on your document, but generally names, dates, and property address. You will also need to know what contract terms you prefer. The step-by-step instructions will walk you through the process.

Why do I need to purchase a document when I can find a free version online?

Three reasons

  • Customization: A generic template won’t be specific to your state, won’t have the legal terms you require, and simply won’t be tailored to fit your legal needs. 
  • No Subscription: Legal sites required you to sign up for a subscription which they hope you forget to cancel. Not so with SnapRoof.
  • Time and Cost: You simply won’t find an easier, cheaper way to create the document you need.  
Can I see examples of each document type?

Yes, of course. Examples of each document are provided in the Lease Templates section within your landlord account.

  • Applicants can revoke a landlord’s access their credit, criminal, and eviction reports at any time. The same is the case if you share your entire application.
  • SnapRoof authenticates the identity of both the landlord and applicant. Neither can access the credit, criminal, or eviction reports until authenticated.
  • We set up a world-class network infrastructure that is monitored daily, scanned quarterly, and deep tested annually.
  • SnapRoof does not store your credit reports; reports are maintained by Experian and are ‘called’ when a user requests to view them.
  • SnapRoof conducts network testing on a regular basis to ensure security

FOR RENTERS – Property Search


Is SnapRoof a property listing site where I can search and scan all kinds of properties?

Nope. We aren’t Zillow; we’ll leave the mass postings to other sites. Landlords create property profiles on SnapRoof and then direct potential applicants to those profiles. The profiles are then used to manage the application process.

I went to an open house today. How do I locate the property on SnapRoof so I can apply?

Simply sign into SnapRoof. Go to the “Search Properties” feature on your dashboard and type in the address. You will be able to review the property profile and directly apply.

I received an invitation to apply to a property posted on SnapRoof. Now what do I do?

Either through the email you received or through the SnapRoof site, sign in. Simply complete the application and hit submit. The landlord will be notified of your submission.

What is the difference between applying to a property and applying online?

The application itself is exactly the same. When you use the “Search Applications” feature and apply directly to a property, your application is associated to that specific property when the landlord views it. When you use the “Apply Online” feature, your application is not associated to a property.

What are the purchase options for the credit, criminal, and eviction reports?

Applicants have two basic purchase options. Purchase a ‘single share’ package which can be shared with one landlord OR purchase a ‘multi-share’ package that can be shared with multiple landlords. (See Pricing for further details.)

Can additional shares of the credit, criminal, and eviction report can be purchased?

Yes. If you initially purchase a multi-share package (either 5 or 15 share packages), you can purchase additional shares in increments of 10 up to 25 shares.

Does my access to my credit, criminal, and background reports expire?

Yes. The reports are viewable for up to 30 days once the applicant has authenticated himself/herself and viewed the reports.
